Diamond Handyman Service · Chico & Butte County

Property walkthroughs & photos in Chico, CA.

See the condition of a property when you can’t be there. We document visible interior and exterior conditions with photos and a written summary for owners, landlords and property managers.

Visual condition documentation, not a formal home inspection.

A clear view from a distance

A local visit. A clearer picture.

Diamond Handyman Service gives you a current view of your property without a separate trip. Clear photos and written observations help you see visible concerns and decide what needs attention.

Visits can cover the interior and exterior, or the exterior alone. We can document visible damage, maintenance concerns and the condition of vacant or occupied properties.

Perhaps a tenant has moved out, a relative’s home needs attention or you want to see how a repair is progressing. A local walkthrough gives you more context than one close-up or a description passed between several people. You can see the room, the surrounding area and the detail that prompted the visit.

Photos, context and follow-up

  • Room-by-room and exterior photos of accessible areas.
  • A written summary of visible condition and concerns.
  • Specific fixtures, utility meters or equipment photographed on request.
  • Optional video walkthroughs and recurring property visits.
  • A discussion of repair needs and next steps, if requested.

A clear record you can review and share from wherever you are.

When a local visit helps

For the property you can’t get to.

One visit for a specific question, or a recurring arrangement for a property that needs regular attention.

Out-of-town owners

Get a current view of a Chico-area home or investment without making a separate trip just to see its condition. We can document an area you are concerned about and provide wider views so the detail makes sense in the context of the property.

Rental and move-out records

Keep a record of visible condition between tenants or during an authorized managed-property visit. Room photos can show wall damage, leftover belongings, worn fixtures and other visible items for a turnover repair list.

Vacant and managed properties

Arrange repeat photo visits for a vacant home, second home or property managed by an REO or preservation company. A dated sequence of visits helps you compare the areas being monitored and follow up on visible changes.

Progress and damage photos

Request photos of visible repair progress or accessible storm-damaged areas. You receive a current visual record for discussion with your contractor, adjuster or other professional, without presenting the visit as an assessment of hidden work.

Family & estate properties

See how an inherited home or a relative’s property looks before arranging repairs, a cleanout or your own visit. Photos can help family members talk through the next step even when they live in different places.

Agents & short-term rental owners

Arrange property-condition photos before listing preparations, between guest stays or after a concern is reported. We focus on visible condition and maintenance details, rather than real-estate marketing photography or an appraisal.

What the photos show

The room and the details.

Interior documentation can cover accessible rooms, hallways and storage spaces, with wider photographs showing the overall condition and closer views of visible concerns. Examples include a stain on a ceiling, a damaged door, loose cabinet hardware or a broken bathroom accessory.

Exterior photos can show the building’s visible condition, entrances, accessible outdoor areas, fencing and accumulated debris. An exterior-only visit is useful when the question is outside or interior access is unavailable. It is not a roof inspection or an assessment of concealed areas.

If you want a record of a particular fixture, utility meter or equipment label, we can photograph it during the visit. A photograph of equipment documents what is visible; it does not establish that the system is functioning correctly or replace specialist testing.

A report you can use

Clear observations beside the images.

The written summary connects the photos to the rooms and features they show. It identifies visible concerns, explains which areas were included and notes any places we could not access. You receive the record digitally so you can review it yourself or share it with the people helping manage the property.

For recurring visits, photographing the same agreed areas makes comparison easier. For a repair-progress visit, the focus can be the rooms or features involved in that work. Video can add a sense of the layout when still photos alone do not answer your question.

We discuss the focus of the visit with you. There is no need to diagnose a problem or produce your own inspection checklist before calling.

From observation to action

Know what needs a closer look.

A visible concern is a reason to investigate, not a diagnosis by itself. A water stain can be documented without claiming its source is known, and a damaged surface can be photographed without assuming what is behind it. That distinction helps you decide whether a handyman repair or a specialist assessment is the next step.

If the visit identifies suitable repair work, Diamond Handyman Service can discuss it with you and arrange the work separately. You decide what to authorize. If something apparent needs prompt attention, we contact you about the observation so you can decide how to respond.

This service provides visual condition documentation. It does not certify building systems, code compliance, structural condition or a property’s value, and it does not replace a formal home inspection. Recurring visits provide snapshots of condition at those visits, rather than continuous monitoring.

Useful answers

Property walkthrough questions.

Can you check a vacant property regularly?

Yes. Recurring walkthroughs are available for vacant properties, rentals and second homes, giving you regular updates when you cannot visit.

Can you visit if I’m out of town?

Yes. We can coordinate an authorized visit with your property contact. Exterior-only visits are also available, and the photos and summary are delivered digitally.

Can I request video or specific photos?

Yes. Video walkthroughs and photos of particular rooms, utility meters or visible concerns can be included.

Can you visit an occupied rental?

Yes, when an authorized visit can be arranged with the responsible property contact and occupant. We coordinate the visit around that arrangement. An exterior-only visit is another option where interior access is not available.

Do you provide photos for REO and property preservation work?

Yes. We can provide visible-condition photos and a written summary for owners, asset managers and preservation companies. We discuss the requested areas and documentation before the visit rather than assume every work order needs the same report.

Can a walkthrough confirm that a contractor’s work is complete?

We can photograph the visible stage of the work and the areas you want to see. That gives you current information for a conversation with your contractor. It does not certify concealed work, workmanship throughout the project or completion for a payment decision.

Does this replace a home inspection?

No. This service documents visible conditions with photos and a written summary. It does not replace a formal home inspection or appraisal.

Can you help with repairs identified during the visit?

Yes. We also provide a wide range of handyman repairs and maintenance, so you have a local contact for the next step.
